Call the Building Committee meeting to order. 00:00:00
Roll call Non committee supervisor attendance has been taken. 00:00:03
We have no public comment here tonight. 00:00:08
The approval of the minutes from the July 10th, 2025. 00:00:11
So moved motion by Supervisor Kane. Seconded by Supervisor Coffell. 00:00:16
Any corrections or additions to it? 00:00:22
Not all in favor say aye. 00:00:26
Aye, opposed. 00:00:28
All right, that's carried. 00:00:29
The master plan update. 00:00:32
We have Brad. 00:00:34
Kwasni from Venture here. 00:00:36
To give us an update on where we're at, Bretton have a seat at the microphone and. 00:00:38
Alright, well, so far we've met with. 00:00:46
Every department head. 00:00:50
And I believe we've toured every. 00:00:52
Facility. 00:00:55
Including all the highway facilities. 00:00:57
We're gathering data. 00:00:59
We've we've discussed. 00:01:03
You know what works well, what doesn't work well? 00:01:05
How places? How spaces should work? 00:01:08
Just really in the. 00:01:12
Collection phase and now we're. 00:01:13
Coming up with ideas for. 00:01:15
Where to go with it? 00:01:18
Yeah. 00:01:19
Coming up with options for you. 00:01:21
OK. 00:01:23
When do you think you'll have the final? 00:01:29
Documents ready. 00:01:31
Well, I know we're we're starting to look at pulling things together. 00:01:35
You know, we've been, we've got one of the guys back at the office. 00:01:41
Working up all the different square footages in all the departments. So it's. 00:01:45
The ball is rolling now. 00:01:48
I would think. 00:01:52
Probably. Were we talking next month? 00:01:53
Having something to show. 00:01:56
Initially thinking like towards the end of September he might, I don't know if it'll be for September's board meeting or not, but 00:01:57
he was thinking later in September that they would have. 00:02:01
A plan down. 00:02:06
I just curious that was still the timeline or if you know as and Corey will be at the August board meeting? 00:02:08
Oh, you will. OK, that you guys have further questions, Cory will be? 00:02:16
At that, OK. 00:02:20
Good. So yeah, we just did finish up last Friday with the last three highway shops that we needed to go to. 00:02:22
And we also did some extensive touring in the jail for some projects that the sheriff. 00:02:29
Would like to see for some upgrades in the jail. 00:02:35
So that was completed then and. 00:02:38
That I really do think that so far the interviews and all that have gone real well. There's been a lot of looking at at. 00:02:42
Spaces that are. 00:02:48
Underutilized. Over utilized. 00:02:49
I think we've probably met with most. 00:02:54
Departments twice. 00:02:56
So we've got. 00:02:59
Had several. 00:03:01
Walkthroughs sit down conversations. So we've we've gone through everything and given everyone. 00:03:03
A couple cracks at. 00:03:08
You know, a lot of times when you talk to somebody the first time. 00:03:09
They kind of go. 00:03:12
Oh, I didn't think of that. I didn't think of that. So right, we've grown back and talked with everyone a second time. 00:03:14
Now that's good. 00:03:19
Yeah, because usually when you leave, then they think, oh, I should ask them this. I should ask them that, you know. And as things 00:03:20
pop up, they. They. 00:03:24
Get, you know, send John an e-mail and he forwards it on. So we've been collecting a lot of stuff. 00:03:27
Now you've done. 00:03:32
Space studies before, right? 00:03:33
Yes for other. 00:03:35
Other places. 00:03:36
Yep. Does anything stick out on this one that shocks you or? 00:03:37
Compared to other ones, yeah. 00:03:43
As far as? 00:03:47
Available space not being used. 00:03:48
You know in certain areas, right? 00:03:53
All right. Certain areas there is a lot of space. 00:03:56
Other areas are. 00:03:59
You know, uh. 00:04:01
They're overflowing, but there's a lot of spaces. 00:04:02
With room to expand. 00:04:05
A lot of times when you go through the first time, the first thought in your head is. 00:04:09
This place has outlived its life. 00:04:14
You know, there's just. 00:04:17
There's too many people, there's too much stuff going on. It can't be done. 00:04:19
Here. 00:04:22
Preliminarily. 00:04:25
We're thinking that. 00:04:27
You know, there could be some renovations done that could. 00:04:29
Make things much more efficient here. 00:04:33
But we're just starting to look at all. Yeah, yeah. That's why I'm curious to see what what your outcome is on this is. And 00:04:35
especially I think most of the supervisors are curious to see what the outcome is with the Henry Dodge building over there. 00:04:42
Because that's what got most that has started. 00:04:49
Is that aging building out there? And we're looking at sticking millions of dollars into it. 00:04:53
And, umm. 00:04:59
You know, umm. 00:05:00
I would say that that building. 00:05:01
This building are two entirely different stories. 00:05:03
Yeah, umm. 00:05:06
Yeah. 00:05:08
Well, that's good. I think this is going to be money well spent. 00:05:10
By the colony. 00:05:14
And. 00:05:15
Like some people said, you should really have a 20 year outlook. 00:05:17
On your buildings. 00:05:21
You know you shouldn't look at them. 00:05:22
One year to the next, you should have a vision for what that should be down the road. 00:05:24
And that's kind of why we went. 00:05:29
This route. 00:05:31
So. 00:05:33
OK. I guess I don't have any other questions other than we were just curious when when you were going to have to report together? 00:05:36
But you know, September, October, it doesn't matter. I mean, another month isn't gonna. 00:05:43
Make a difference. 00:05:49
Yeah, now, now we're. 00:05:50
Pretty much getting to the point where it's. 00:05:52
We're done collecting data or. 00:05:54
It'll be just a little piece here in a little piece there that we're. 00:05:57
We need to. 00:06:00
Review. 00:06:02
You know, we're taking all of our notes and compiling them and we might see. 00:06:03
Like conflicting notes. 00:06:07
So we might need. 00:06:08
Just a. 00:06:10
Verify some things. 00:06:10
You know, we're going to start moving pieces around and looking at it as far as adjacencies. 00:06:13
You know this department needs to be adjacent to this one because they work with them a lot. Don't need to be next to that one. 00:06:19
And just. 00:06:25
It's now. It's the time where we just put our head down. 00:06:26
Work right? 00:06:29
That's good. I'm glad you're looking at that because I just found out the other day that. 00:06:30
One of the departments over in the courthouse moved over here and it was one that I think was childcare or something like that 00:06:35
moved over here. 00:06:39
And they work a lot with childcare. And it's like, well, why would you separate them out at a courthouse building? 00:06:43
It was just a child support attorney. 00:06:49
Child support attorney, OK. 00:06:52
Yes. 00:06:54
And I was just curious why they move them over here when? 00:06:55
That I can't tell you, I know, I know, but I'm glad you guys are looking at all that stuff so that, you know, you can keep the 00:06:58
departments together that are working together and that and I know that was Becky Bells. 00:07:04
Biggest concern was not splitting them up over there because. 00:07:10
They all work together and. 00:07:14
People come in and they want to see, you know, they don't have to run at this building or that building. 00:07:16
It's all in one spot, you know, frequently when people come in. 00:07:21
And it's not just here, it's it's counties everywhere. 00:07:25
They often need to. 00:07:29
Speak to this department. 00:07:30
And then this other department. 00:07:32
And you know, they just work closely together. So we try and cluster things together. It's good, so. 00:07:34
That's that's real good. 00:07:38
Well, thank you very much for coming. I have no other questions for you. One question yet. Yep. I assume the sheriff is still 00:07:42
lobbying for a new Sheriff's Office next to the jail. 00:07:47
Was that feedback you got from talking to that department or? 00:07:53
No, not necessarily. 00:07:58
We just, we just walked through. 00:08:00
With everyone and just say what works and what doesn't and we just. 00:08:03
Tour the space and then. 00:08:07
We just assess. 00:08:09
You know, where are they? Where is their overcrowding? Where things? 00:08:10
That don't work. Where can you maybe expand some things? 00:08:15
So, so I wouldn't say that he. 00:08:20
Was pushing for a new. 00:08:21
OK, Office. 00:08:23
But no. 00:08:25
Because he did when he was here. Yeah, I know. 00:08:28
And I made the mistake over speaking, so I shut my mouth and apologized all this supervisors for saying what I shouldn't have 00:08:32
said. The Sheriff's Department definitely has some special needs and some serious storage needs. 00:08:39
Whether that can be handled through renovation or if they really need new space. 00:08:47
German now. 00:08:52
No. 00:08:53
And yeah, they need a. 00:08:57
I knew what is the evidence? 00:08:58
Evidence base and. 00:09:00
Evidence is one of the big things over there that it's not. 00:09:02
Environmentally controlled correctly and and we just did run some emergency power into there because when we had the tornado. 00:09:06
Their freezers and refrigerators were not on emergency circuits and. 00:09:13
So yeah, there there's some issues with the evidence storage area there not being large enough, not being environmentally 00:09:18
controlled. 00:09:22
That sort of thing. 00:09:27
Anybody. 00:09:34
Anybody else got any questions for Brad? 00:09:34
Well, Brad, I think it for coming tonight. Appreciate it. Yeah, appreciate all you're doing looking forward on this project come 00:09:37
up with yes, yes. 00:09:41
Hopefully you're happy once you see it. Well, yeah, anytime you're spending money. 00:09:45
You're not going to be happy, but. 00:09:50
At least it's a vision for what it looks like. 00:09:52
Down the road. So thank you. 00:09:55
The goal is to give you options to write. 00:09:57
All right. Thanks. Thank you. Right, thanks. 00:10:00
All right. Next we got discussed current and future facility department policies. 00:10:05
So the reason this came up is I was looking at the little county directory that Danielle publishes and one of the. 00:10:11
Duties of this committee is to approve the policies of the Facilities Department. 00:10:21
So I kind of got looking through that and I could only find 4. 00:10:26
Policies that we currently have. 00:10:29
And only two of those were actually approved by. 00:10:32
The building committee. 00:10:35
And the other reason this came up is with the issue with the District Attorney wanting a different color paint in one of their 00:10:37
rooms that we don't have. 00:10:41
So we were kind of talking about, you know, should we come up with a policy on. 00:10:45
Painting room colors. 00:10:49
And the other one that came up is Becky Bell recently asked the question. 00:10:51
If there was any policies or procedures because they will be having therapy animals in the Henry Dodge building, no. 00:10:57
And so this kind of all played together. I started looking at this and. 00:11:05
I'm going to ask what you guys think. Would you like to start reviewing maybe one of these once a month? 00:11:11
What I would like to do is if you guys have seen any of the HR policies, there's actually. 00:11:18
Kind of like a template that Tanya has where you put the policy name, you put the data was adopted, you have room for revision 00:11:24
dates. 00:11:28
That sort of thing. Is that something you would like to see for any? 00:11:32
Facilities. 00:11:37
Policies to follow that same template in. 00:11:38
Be a little more formal than what they are now. 00:11:42
So I guess I'd like some feedback from you guys. 00:11:46
It'd be a good idea. 00:11:50
School boards, they all the policies that you you need to have. 00:11:51
That sort of. 00:11:56
Layoff. 00:11:57
I would agree if that's the, if that's this, this department's jurisdiction, we should be doing it. Yep. 00:12:00
Yep, Yep. 00:12:06
And match you use I guess you know, I've seen Tanya's. 00:12:09
HR. 00:12:13
Job descriptions and different things. 00:12:14
That formats OK if it. 00:12:16
You know if it's something that you could work with or if you. 00:12:18
Have something better? 00:12:20
I think I think it'd be. 00:12:23
Just easier to just take her template that she uses and and use that for our type of policies. 00:12:24
Also and give them a formal name. Give them a formal number and. 00:12:30
And that sort of thing. So if that's what you guys would like to do, I think you know next month we would start with. 00:12:34
The first one, I'll show you what we have and. 00:12:39
Go through it and. 00:12:42
You think there needs to be some revisions or something like that? We could start reviewing one a month. 00:12:43
Sure. There's only four. That's all I have right now. But if we do the painting, that would be 5. And if we do something with, you 00:12:48
know, service animals or anything like that, that would be 6. And what other counties have, maybe it can. 00:12:55
Steal some. 00:13:02
Policies from them or something, if we have reached out to other counties, I don't know, asking what they do? 00:13:03
Now for those types of things, but. 00:13:10
So that's the direction that you guys would like to go. Then we would start with one next month I would get something ready. 00:13:13
For you guys and have that on the agenda for next month. 00:13:18
That's a very good idea, Yeah. And if you could eat packet ahead of time, I was just gonna say if you could e-mail that test so we 00:13:20
can read it over. 00:13:24
Before we come in trying to read it, think right, right, OK. 00:13:29
So is this something we should do every year, then review the policies or? 00:13:34
I don't know if you need to do them every year, but I think you know. 00:13:37
One of these was from like 2020 and one was like from 18 or something like that or older. 00:13:41
And then there was one that Russ had sent out to all department heads that was not officially approved by. 00:13:47
This committee, but it was back from 07. 00:13:54
So it's just something I think we should. 00:13:56
You know, review and update as necessary and. 00:13:58
OK, just make it a little more. 00:14:03
Formal. 00:14:04
And if you have any suggestions to put them in with the. 00:14:07
What you e-mail us, you know what you think should be changed or added or whatever. 00:14:11
So that when we come to the meeting we have that information and we can decide on it then. 00:14:16
Sounds good. 00:14:21
Right. All right. Update on the air conditioner repairs. So our air conditioner was fixed. They finished it this week here at the 00:14:22
admin building. So now we do have full capacity on our air conditioner. So that's good. 00:14:30
Our rooftop unit #2 at Henry Dodge, that's the one that we talked about last month. I had a compressor go out. 00:14:39
The estimate to fix it was 6550. It turned out to be 7260, so there was another $710. 00:14:48
Because they also found that there was a hole in the coil and we had no freon left. 00:14:58
So that got just a little bit more expensive than what we had anticipated. 00:15:03
I have reached out to Masters Building Solutions, our service contractor on the Henry Dodge 1. 00:15:08
I've asked them several times that they still cannot give me an answer on when the other circuit. 00:15:16
Will be fixed on that one. 00:15:21
Umm. It does keep the building somewhat cool on one circuit, but it's not really taking a lot of humidity out of the building. At 00:15:24
Henry Dodge, it does get a little muggy in the building. 00:15:29
So we would like to get that. 00:15:35
Finished we just. 00:15:37
Are not getting an answer from them on when they can get that completed. 00:15:38
So do they have the part or? 00:15:42
Are they having issues with the part or? 00:15:45
What it is, is inside each compressor there's something called a thermistor. 00:15:48
And that is what will kick the compressor off if it gets too hot. 00:15:53
And the thermistor which is only a couple dollar part. 00:15:58
To change that, you need to disassemble the whole compressor and. 00:16:03
All that sort of thing to replace this. 00:16:07
So what the technician has told me they have done at other places is they've actually just used. 00:16:09
Band clamps. 00:16:15
Clamped on a. 00:16:17
Thermostat sensor to the outside of the compressor and then wired that into their control boards. 00:16:19
But he said he cannot go ahead and do that without approval from. 00:16:25
Dickens Engineers, the company that made the. 00:16:30
Unit. 00:16:33
To make sure that they're using the right components and doing all this and that. So I believe that that is what the holdup is. 00:16:34
Is not getting a answer back from the **** and engineers. 00:16:40
Letting them. 00:16:45
Do that to this unit. 00:16:46
That makes sense. Is that unit under warranty yet that Dakin would really have? No, we put that in in 16 I think. 00:16:49
I mean. 00:16:59
There's no warranty. You what? There's no warranty. 00:17:00
What do they care? You know, I mean, I that was going to be my suggestion. It's true internal. 00:17:03
Pressure control, outer temperature, you know, control. And that's what they have done elsewhere too. But he said he can't do it 00:17:08
without getting an approval from their engineers. 00:17:12
So I will be pursuing that again. But like I said, as of last week when I asked, I've sent several emails to him and they said, 00:17:16
well, we haven't heard back yet, so. 00:17:22
I will be reaching out to them again to. 00:17:27
Keep on them. 00:17:30
We're going to go the most expensive for all it so they can get involved with it, you know? 00:17:32
That hole in the coil, is that from the tornado? 00:17:39
No. 00:17:42
No, that was just something that. 00:17:43
Have one. 00:17:45
Just warned it cracked on that one of the copper tubes where it comes around the. 00:17:46
The end of the coil and comes back in again. It interact on the end. 00:17:52
OK. 00:17:55
That can just happen from expansion and contraction over the term. 00:17:57
You know, age because actually the the other one. 00:18:02
Rooftop Unit 1 had that earlier this year where it cracked down. The end. 00:18:07
Also, and they had to. 00:18:12
Solder up the coil and. 00:18:14
Fill it back up with freon. So actually both coils had an issue this year. 00:18:16
And she said, same age. 00:18:21
Yeah. 00:18:23
All right, very good. 00:18:27
Any questions from anybody? 00:18:29
No, then we'll move on. Tornado damage update. 00:18:32
Umm, so all we've really got left up at the Henry Dodge building is to. 00:18:36
Get the light pole repaired. 00:18:43
We did trim some trees last week. We had Rockies in here to trim some trees for some branches that were. 00:18:46
Damaged from the tornado, they were up higher in the trees where they were. They were up there yet, but they were snapped off and. 00:18:53
The branches were dead, so we got those out of there. 00:18:59
The one tree. 00:19:03
They asked me about it. It does not look real great. 00:19:04
Right now it's a locust tree. 00:19:07
So they had to take a bunch out of the center. So you got kind of some over here and come over here and the middle's kind of bare. 00:19:09
Umm, they said it may. 00:19:16
Kind of fill back in, it may not, but I said at this point I am not going to do anything else with it or take it down, just not 00:19:18
knowing what the disposition of that building is going to be long term. 00:19:24
It's a good idea to spend the money on taking it down. Right now we're doing anything else with it until we. 00:19:30
Have a firm idea what's going to go on up there? 00:19:35
And since our last meeting, the fence was repaired down at the sheriff's impound building, so that's done. 00:19:40
And. 00:19:48
We did send in the air conditioner coil repair A. 00:19:50
To the insurance adjuster. 00:19:56
That we would like that one repaired. 00:19:58
Versus replacing the whole unit. We have not heard back from the adjuster yet if they're approving that. 00:20:02
And for our one on the courthouse roof? 00:20:08
We did have Trained come out and take a look at it and I am still waiting for train to give us a price on that so I can get that 00:20:12
turned into the insurance adjuster. 00:20:17
Is that one of the new ones? 00:20:24
No. 00:20:26
No, that's one that is scheduled to be on the CIP plan to be replaced next year. 00:20:27
Good. 00:20:32
Our luck would be who was one of the new ones. 00:20:35
But OK. 00:20:38
Good. 00:20:38
All right. Anybody got any more questions for him? 00:20:41
OK. Then we'll move on to elevator repair update. 00:20:45
So yes, this one has been out of service for seven weeks here already. I did send. 00:20:49
Otis, an e-mail the other day requesting a formal written explanation to bring to you folks tonight. 00:20:55
Of when this will be fixed. 00:21:02
I did not get that. 00:21:03
She told me yesterday she had a meeting this morning at 9:30 with her service team and she would know. 00:21:05
I called her this afternoon and yeah, I'm still waiting for an answer. 00:21:11
So. 00:21:15
So you company with customer, no service. 00:21:17
Yeah, that's a popular theme nowadays. 00:21:21
Yes it is. Yes, it is. 00:21:24
So yes, I am still waiting for an answer. I really hope to have something for you guys in writing for today and it didn't happen. 00:21:26
You said that you are all getting quotes for. 00:21:34
Maintenance on them. 00:21:37
Elevators. 00:21:38
So there's other companies that do that kind of work. 00:21:40
We got. 00:21:43
Quotes from 4 different service providers. Otis was not one of them because they are not underneath the State of Wisconsin service 00:21:44
contract. 00:21:47
So we did get. 00:21:51
The quotes. 00:21:53
OK. 00:21:54
Which leads into our next elevator repair here. 00:21:56
We had the door opener go out on the visitation elevator in the jail. 00:22:00
And oldest being our service provider gave us a quote that they wanted 42,200 some dollars to fix it. 00:22:05
And I talked to our service tech and I said, you know, that's kind of. 00:22:15
That's kind of crazy. 00:22:20
So he went back to the office and. 00:22:22
Magically within 12 hours. 00:22:25
It dropped down to $31,100. 00:22:29
Drop $11,100. 00:22:32
Just like that. 00:22:34
Because you questioned it. 00:22:36
Yes. 00:22:38
So that left me with a really bad. 00:22:39
Image of oldest that they were willing to. 00:22:43
Try to charge us that much when we have a service contract with them and we've been a longtime customer of them. 00:22:45
That didn't set very well, so I called two of the companies that bid on our future service contract. 00:22:51
Schindler who? 00:23:01
Made the elevators in the jail, in the courthouse. 00:23:02
They did ask some further questions. I sent them some pictures. 00:23:05
And that was the last I heard from. 00:23:09
Minnesota Elevator, the company that did have the lowest bid. 00:23:12
They were on the phone right away saying can we send some people out to take a look? 00:23:17
They did come the next day with the service tech and a supervisor. They spent about an hour and a half troubleshooting it. 00:23:22
Two days later, they had a formal proposal. 00:23:30
And instead of 31,000 it was under 6700. 00:23:34
Oh my God. 00:23:38
I signed that proposal. 00:23:40
On last week, Thursday afternoon. 00:23:42
They were there at 8:00. 00:23:46
Friday morning and it was up running in an hour and 15 minutes. Oh my gosh. 00:23:47
Can we do the same thing with that elevator? Work well in this elevator? 00:23:56
That should be covered under our service agreement, OK. 00:24:02
As far as I'm. 00:24:07
Aware that is under our service agreement so. 00:24:08
The elevator is no serving. Yeah. Are they similar to like the Henry Dodge where they're getting that old and out of date and hard 00:24:13
to find parts for? 00:24:17
This one was just upgraded 10 years ago. It was all redone. 00:24:23
OK. 00:24:26
The one on the South end is original from 1996. 00:24:28
But but the Henry Dodges are from the 60s. 00:24:33
Right, but those were all redone 2 years ago. 00:24:37
Yeah, OK. The two that we are operating are all. 00:24:39
Revamped with new drives. 00:24:43
Cars are all redone and. 00:24:46
What is, what did that cost at that time? There was. 00:24:48
Is 500 some thousand? Yeah, it was quite a bit close to. 00:24:51
Wow and we only did two of the elevators. The other two we yellow taped off. 00:24:56
So Minnesota Elevator, the company that did do the repair on the Jail 1, was also the low bidder for our service contract. 00:25:02
That we looked at. 00:25:11
So, umm. 00:25:12
We have not formally sent Otis a non renewal notice. 00:25:13
We did not want to do that until this one is fixed, right? 00:25:17
I don't want to get in the situation where all of a sudden they say, well, we can't get parts, we can't get parts and all of a 00:25:21
sudden we're past December 31st and well, now it's your problem. We don't have a service contract anymore. 00:25:26
So I don't want to get to that. That's why we're not sending out the non renewal notice at this time. 00:25:32
So it runs from the first of the year till December 31st or contract. You always just do a one year deal with. 00:25:37
The company, those were three. 00:25:44
#3 year deals and this is the end of their third year then yes. 00:25:46
OK. 00:25:49
Now the one at the jail that wasn't covered under our service agreement with them or? 00:25:51
No, because the part is obsolete. 00:25:55
Oh, is that right? 00:25:58
OK, so we were saved by doing it the way you did it. Yes, having them come in and. 00:25:59
Do it for 25,000. 00:26:04
Actually more because it was 42 and then I went to 31 and then he did 6700. It's like. 00:26:08
Boy, that Minnesota elevator, are they coming out of Minnesota or did they have a company around here? 00:26:15
No, they they, they have a branch in Madison. They have a branch in Milwaukee. 00:26:21
They're in several other states also, but they are based out of Mankato, MN. OK. 00:26:25
So their actual price was 666289. 00:26:31
Wow, that's crazy. 00:26:36
Just shows how they're going to gorgeous that bad. 00:26:40
You know, no. 00:26:43
So I was very happy with their responsiveness and their price. 00:26:46
I'd say. 00:26:51
Says a lot and we must want our business. 00:26:54
Yep. 00:26:56
OK, that's good. 00:26:59
Would it be? 00:27:04
What a letter from corporate counsel to Otis and say hey, this thing has been down for. 00:27:05
This long, you know you're under contract repair, it's done. We have discussed that, yes, I think we're pretty close to that 00:27:10
point. 00:27:13
Where's Otis out of? 00:27:18
Where do they come from? 00:27:21
Milwaukee Madison area tour. 00:27:22
The we get service out of the Madison branch, but yeah, they're. 00:27:24
Yeah, they're a very large conglomerate, so it's not like they're that far away. 00:27:28
No. 00:27:33
No, but they're not under the state. 00:27:34
Contract. 00:27:37
No, there's only four. 00:27:38
Companies underneath the state contract. One is Schindler, 1 is Coney, 1 is Minnesota Elevator, and the other one is Express 00:27:41
Elevator out of Milwaukee. 00:27:45
So that says something about oldest student if they're not. 00:27:50
Under the state. 00:27:54
Contract, OK. 00:27:56
All right, we will move on at a 2526 budget update. 00:28:01
My goal was to have my budget done for you guys for this meeting. I didn't make that goal. 00:28:07
Had some other things going on but. 00:28:13
Phil and I have been working on the budget. 00:28:14
Um, we're part way through that. 00:28:19
We're going to try to hold it at where we are for this year. I know there's been some increases in parts costs and things like 00:28:22
that, but we are going to try to hold that. 00:28:26
We are also looking at, you know, we have to do our budget projections for the rest of the year. 00:28:30
We're part way through that also. I don't see anything that would. 00:28:36
'Cause any alarm at this point. 00:28:40
I know for the administration building our service repairs to some of our things we had. 00:28:43
Quite a few unanticipated ones. 00:28:48
That's going to kind of put us over on that account. But we also did look at electric and I think right now we're 20 to $25,000 00:28:51
under on our electric for just this building. 00:28:56
So I think we'll we'll be OK. 00:29:02
With that and. 00:29:05
We've got some other ones in some different buildings that are trending under as well as a little bit over on some of them so. 00:29:06
I don't think there's really any cause for alarm on our 2025 projections for meeting. 00:29:12
Our budget either. 00:29:17
Yeah, I was just going to ask you to Henry Dodge is a law enforcement and the courts building, John. 00:29:21
I did notice that we were getting close to or over our. 00:29:27
Our usage on them buildings is any of that due to the storm damage? 00:29:31
Is them storm damage numbers going into that? 00:29:35
Into them, numbers or not. 00:29:40
Yes they do, but it gets coded as something else, right Barb? 00:29:44
For the storm damage, yeah. 00:29:49
Yeah, there's a whole separate. 00:29:51
Call for anything that has to do with storm damage. 00:29:54
So that ain't part of them numbers that are in that actual. 00:29:58
Budget to actual report. 00:30:02
OK. 00:30:04
All right. 00:30:05
Very good. 00:30:08
All right. Any other questions from anyone on that? 00:30:11
I think we're good on our labor. We did our labor projections for the rest of the year and also for 2026 and I think we're good in 00:30:14
those areas too. 00:30:18
I mean, we're not. 00:30:23
Adding any additional staff or anything and I think we're pretty good on our labor projections. 00:30:24
For wages and I mean or. 00:30:30
So did you just use what? 00:30:32
What they decided at the Finance Committee meeting. 00:30:34
2.64 or whatever as a. 00:30:37
There there's numbers that finance has built into the spreadsheets and then we just need to, OK. 00:30:39
Make sure that our full-time equivalents are correct and that. 00:30:44
It's all correct in what? 00:30:49
You know, benefit package people are taking whether it's a single or a family and, and that sort of thing and. 00:30:50
If we. 00:30:57
Anticipate somebody retiring or something. We would put that in there with a date and you know if you were going to bring somebody 00:30:59
new one to replace them, they'd probably starting out at Step 1. So you put those things in there. 00:31:04
For your the rest of your 2025 as well as if you had something going on in 26. 00:31:10
OK. 00:31:15
All right, then we'll move on to the Phyllis Facility Directors reports. 00:31:20
Building repairs and improvements. 00:31:25
I had intended to get some pictures of the Henry Dodge parking lot. I thought I had them, but apparently I didn't. 00:31:28
We have a lot of potholes in that parking lot right now that need to be repaired. The concern is we did have somebody fall last 00:31:35
winter. 00:31:39
That tripped on one there were the blacktop was about an inch and a half to two inches lower than. 00:31:43
The part next to it, part of it, had sunk away. 00:31:51
So I was up there with Highway a couple weeks ago. 00:31:54
They do have everything marked out with paint of where they're going to patch and repair. 00:31:57
I'm not sure what that is going to cost me at this time because there is a significant number of potholes where the blacktop is 00:32:05
just disintegrating where they actually need to. 00:32:09
More than just spill in a hole where they actually need to cut. 00:32:14
Some out and redo it. 00:32:17
And there's also in the center of the lot along the Wild Goose Trail. There's two storm drains there. 00:32:22
And there's just a little Swale. We're kind of pitches to the center and runs to the drains. 00:32:28
A lot of that has just disintegrated into powder and that needs to be cut out the whole length of that probably. 00:32:32
4 to foot wide. 00:32:39
A piece of blacked out the length of that parking lot between those two storm drains where they're gonna have to do that. 00:32:41
But the goal is to not have anybody fall and have any injuries out there in the parking lot, so we need to get these things done. 00:32:47
The parking lots been in the capital plan in the last couple years, but again. 00:32:54
We've been pushing it off just based on not knowing. 00:32:59
What the long term? 00:33:02
Use of that building is going to be. 00:33:03
So we'll patch it up as best we can with. 00:33:07
What we have available. 00:33:10
Our Register of Deeds entryway has been completed. 00:33:15
And we're going to take a look at that when we come back in from the Plaza. I think that turned out quite nice. 00:33:18
The only thing left on it is the door needs to be stained and that is happening this weekend when one of my guys is working this 00:33:24
weekend he's going to work on. 00:33:29
Getting the door stained and sealed and then that will be complete. 00:33:33
Super. 00:33:39
We've had the roofing company out several times for the Sheriff's Office leaks, and I know we talked about that last month. 00:33:41
And and. 00:33:48
We have leaks again. 00:33:49
Umm, So what we're going to do is we're going to go with our staff up there. We're going to. 00:33:51
Take our plastic shovels. Remove as much of the rock as we can in those areas. 00:33:56
And we did buy some, some patch kits at Menards that we're going to see if we can just locate the rest of those versus. 00:34:01
Having the roofing company come out again. 00:34:09
We we think we can. 00:34:13
Find the rest of them and do it ourselves at a much cheaper rate than. 00:34:14
Paying the rougher. 00:34:19
Every time they've come out, they have found additional leaks. It's just that. 00:34:21
They haven't found all of them. 00:34:25
We keep getting. 00:34:27
Issues every time it rains so. 00:34:29
Not to change the subject, but. 00:34:32
Camera and you know when that CIP is going to come out where we. 00:34:34
The survey or the final Doctor? 00:34:38
Survey went out today. Oh, it did go out. 00:34:40
OK, so everybody look at that. 00:34:43
But we should really push. 00:34:45
The other supervisors to move. 00:34:47
Sheriff's Office. 00:34:50
Up on that CIP. 00:34:51
That's of utmost importance because if we're getting leaks now seems to be deteriorating rapidly. We did not have any leaks the 00:34:53
last three or four years on there and. 00:34:58
They just keep coming this year. 00:35:03
And how old is it? 00:35:04
I wasn't exactly sure when it was put on. 00:35:07
OK. 00:35:10
I did see in every year we have, we have Christensen Roofing, they do a building roof assessment on all of our buildings. We pay 00:35:14
them to come out and they any places that need repair they do. 00:35:19
And I just found the other day their report from 2022 that said the life expectancy of the roof is one year or less. 00:35:25
OK, a little past that. 00:35:35
So how do we? 00:35:39
How do we put that out to the supervisors letting them know that that roof needs to be replaced? I mean, it's. 00:35:41
It shots the details. The details for every project are in the survey. 00:35:47
OK. 00:35:51
OK, those will get and then and then. 00:35:53
You all and the rest of the 33 will. 00:35:57
We'll get a chance to rate them. 00:36:00
Then we'll take all that information and use that to help prioritize projects. But ultimately. 00:36:02
There's also sitting down with. 00:36:07
John. 00:36:09
Brian over at the highway. 00:36:10
Department and a few others. 00:36:12
And working through OK what absolutely, absolutely needs to happen. 00:36:14
And so that final. 00:36:18
Once we've done that and had that conversation. 00:36:20
Then the county board Finance Committee first. 00:36:22
Probably, I'm guessing. 00:36:26
And then we'll be where we. 00:36:28
Draw the resolution from for a sponsoring resolution. 00:36:30
But then it would go to the. 00:36:33
September county board meeting. 00:36:35
For further discussion and hopefully action. 00:36:38
So that's the, that's the process and that information about the need to replace. 00:36:41
Is already in that. 00:36:46
In that survey. 00:36:48
But you all have. 00:36:49
Extra, I guess, additional knowledge because you've actually you're here in this, yeah. 00:36:51
You're on the committee. 00:36:56
So I mean. 00:36:58
Yeah, my suggestion is just to go ahead and do the survey, but. 00:37:00
Know that I also know where the roof is at. 00:37:03
And that's help. 00:37:06
That means that's gonna. 00:37:07
Need to get. 00:37:09
Place. 00:37:10
OK, so hopefully I wrote my narrative well enough to sell the project. 00:37:11
Otherwise, I'm going to have to go out with John's. 00:37:17
Replace the roof every time it. 00:37:22
Yeah. 00:37:23
All right. 00:37:27
And they don't use the ballasted systems very much anymore. You know, they use that. 00:37:28
Fully adhered system so you can find a leak 1. 00:37:33
Yes. 00:37:36
What do you mean? 00:37:38
Much better. They put a, they put a fiberboard, screw a fiberboard to the deck and then glue the membrane to that. Yeah. 00:37:39
So there's no stone on it anymore. So you can. 00:37:46
Find a leak, OK Stone, and they call it a ballast. It's just OK. And they don't do that no more. 00:37:49
Just not that never, but it's not as common every. 00:37:55
OK, yes, that one is a ballasted rope with the TPO. 00:37:58
Roofing OK. 00:38:01
And we changed them on the courthouse that time when we did. 00:38:03
That that is a rubber membrane, but it is a ballasted rope, right? 00:38:07
OK. 00:38:11
OK. 00:38:13
Our medical area in the jail we are having issues with the floor tile and the corridor and where the. 00:38:16
The nurses. 00:38:24
Station is there. 00:38:25
We had that replaced. 00:38:27
5-6 years ago. 00:38:29
The original flooring was. 00:38:31
Worn out. And so we had. 00:38:33
Vinyl squares put in by two Higgs up in Fond du Lac who does most of our flooring work. 00:38:36
That vinyl just never worked. 00:38:44
Out they've tried several different glues on it. 00:38:46
And we still have problems that. 00:38:50
The the vinyl itself just keeps expanding. 00:38:52
And so your seams eventually start to buckle up, and they take a little. 00:38:56
Make a little trip hazard. 00:39:00
So we've worked on these several times where we take the tile up, you take a utility knife and just cut a real thin sliver off of 00:39:02
it, put it back down. 00:39:06
We just can't. 00:39:13
Keep doing it down, it just keeps expanding so. 00:39:14
What we did, we have not. 00:39:18
Done the repair yet but we have taken 3 of the tiles out that were in bad shape that were a trip hazard. 00:39:19
And we're going to take that all out. We're going to put vinyl plank flooring in there ourselves. We're going to my guys are going 00:39:25
to do that. 00:39:28
Then I think that'll be a better solution that floating vinyl plank flooring. 00:39:32
So that's what we're going to do in our medical area and if that works good there. We have the same tile in our intake area in the 00:39:37
jail. 00:39:41
It's not a real large area, but it's something that we could do there also because we've had the same issue. 00:39:45
There with tiles coming up. 00:39:51
The vinyl plank works fine for just foot traffic, but if it's under a desk? 00:39:54
And the rollers are rolling over, it will start flexing and breaking the edges. 00:39:59
But we're hoping that if we put floor mat down over the top of it, we're hoping that that's going to take some of that. 00:40:04
Yes, you definitely want to get a map done. 00:40:11
Or wherever there's a. 00:40:13
So that's our goal with that. 00:40:17
In that area. 00:40:18
Fix that problem. 00:40:20
Clearview needs some sidewalk repair, so I'm working on developing a proposal for that with our purchasing agent so that can get 00:40:23
it is over the 5000 limit for a public works project so. 00:40:28
It does need some specs drawn up for it and I will work with Trista on that. I will get those. 00:40:34
Drawn up and published and we'll get that out forbid yet this year and. 00:40:42
See if we can get that repaired up there. 00:40:46
I didn't have this on the agenda, but I guess I'm just looking for a consensus from the group here. 00:40:54
I will be taking something to finance on Monday for using jail improvement funds for a camera upgrade in H pod. 00:40:59
And the total on that is like 31,500. 00:41:07
There is plenty of money in the jail improvement fund, there's like 80,000 in there. 00:41:11
And. 00:41:16
So between myself and Scott Smith, we. 00:41:18
Thought that this was the best route to go is to seek jail improvement funds for that camera project for the jail. 00:41:20
So just bringing that. 00:41:27
To you guys and let you know what we're doing and. 00:41:28
They're not cameras in it now, or they're there. There is. 00:41:32
But it's additional seven additional. 00:41:36
Cameras, I don't know if I have that with me or not. 00:41:38
I don't think I do. 00:41:45
There's there's five sections that have some blind spots. 00:41:47
In there. 00:41:50
And the inmates are very good at finding where those blind spots are. So this will. 00:41:52
This will get us that the bid from Elm Star was just under 25,000 for all the cabling. 00:41:58
The conduit, the raceways, the wire mold, the cabling, the terminating of the ends of the. 00:42:05
CAT6 cable. 00:42:11
Testing the cables, all that sort of thing. 00:42:13
And then the camera price from accurate controls was just under 7000 and. 00:42:16
Accurate is also our integrator with. 00:42:22
Getting the cameras. 00:42:26
Into our system and also putting the graphics on the computer screens for the officer station so they can bring up that section 00:42:28
said yes, I want to look at this camera. They click on the camera and it pops up on your screen. 00:42:33
On what's going on in that area. 00:42:39
So the total was 31532. 00:42:41
And that'll be going to finance on. 00:42:44
Monday for use of jail assessment fund. 00:42:47
OK. 00:42:49
So most of that cost is labor over the product. 00:42:52
Pretty much so it's installation solution because you're going through secured block walls. Above the block walls are poured. 00:42:55
Slush full of concrete. 00:43:03
L Star has done work in the jail before, they have done cameras in this section before, so they do know what they're getting 00:43:06
themselves into. 00:43:11
They do have our prints, they know where their conduits run so. 00:43:15
It's advantageous for us to use them again versus starting with somebody new. 00:43:19
So. 00:43:26
Very good. 00:43:27
As far as operations, we are working through interviews to fill our vacant lead mechanic position. 00:43:30
We had seven applications. We were going to interview 6 people. We've got 4 done and we had another one withdraws application this 00:43:38
afternoon. So. 00:43:43
I did reach out to the last one and he has not responded to my emails, so we may just go with the four applicants that we had and. 00:43:48
Pick one from there but. 00:43:56
We are working on filling that lead position. 00:43:58
You got decent applicants or? 00:44:02
Yes, yes. 00:44:03
Good. Yes, we do. 00:44:04
Did the one say why he withdrew? 00:44:06
You give any reason? 00:44:09
I did not know until this afternoon he actually is a. 00:44:12
Mechanic up at Clearview. 00:44:16
And I talked to Adam, the director of a Clearview today, and I asked him if he thought. 00:44:18
I said he didn't respond to my e-mail. 00:44:25
I said, is he still interested? And Adam said well. 00:44:27
He put in his two week notice that he's done on the 15th because he's starting a new job on the 18th. I said, well, I guess he 00:44:31
doesn't want to work for Dodge County then. 00:44:34
Oh, OK. 00:44:37
I just found that out late this afternoon. 00:44:42
They do? Do they do exit interviews with? 00:44:44
Employees when they leave or not. 00:44:48
You do so you could find out if it was. 00:44:50
Wages or a fuse? 00:44:53
Unhappy with? 00:44:54
Things so they are not mandated to have that exit interview. 00:44:56
But they are called and come and requested to have one. 00:45:01
If they do, then yes, that information would be. 00:45:04
Available April. Does the interviews. 00:45:08
Generally because where our organization is as large as it is. 00:45:10
They keep those notes, but. 00:45:15
It's only when there are. 00:45:17
Certain significant flags that they will let me know and then we'll go out and. 00:45:19
Discuss with. 00:45:23
With the department directors. 00:45:24
So we can. 00:45:26
And I can endorse it, John, if you wanted to find out, you know, we could go and figure out what it was. 00:45:28
If there was anything. 00:45:33
He has not been here that long. He's only been here a few months. 00:45:35
OK. Well, then he might not. Yeah. So I don't know if he didn't like it or this was a much better opportunity or what it is. They 00:45:38
are really more money. 00:45:42
Yeah, could be, but they don't have to do an exit interview. They can turn it down. They. 00:45:45
They are not required so. 00:45:50
We have to offer it, but they can turn it down if they. 00:45:53
Right. Something that we offer because we want to get that feedback right. 00:45:56
But. 00:46:00
We if they don't come. 00:46:02
Not likely necessarily. Can fire on. Yeah, right. 00:46:04
So that's why I say it's OK. 00:46:10
We also do. 00:46:12
Stay interviews. 00:46:14
So when people are. 00:46:16
I forget what the timeline is. 00:46:19
John, do you remember? No, I don't. I don't. But I know that they've done them. 00:46:20
Yes, they do. And those those happen frequently, probably weekly. There are some that are accomplished. 00:46:24
At least monthly. 00:46:31
I'm thinking weekly. 00:46:32
The. 00:46:33
Yeah, just to check in with people after. 00:46:35
Three months. Six months. 00:46:37
Years. 00:46:39
But. 00:46:41
Good. We do those. Try to glean what? 00:46:42
What's keeping them here? What's? 00:46:45
Sending them on their way. 00:46:48
Yep, Good. Yeah, in the case of, I guess, since he was only here a few months. 00:46:49
That might not have gotten on anybody's radar, but. 00:46:54
Help. I don't know. 00:46:58
OK. 00:47:00
I do have an open night shift custodian position our. 00:47:03
We had a gentleman up at Henry Dodge on night shift there. He has only been here about 2 1/2 months and he decided that was not 00:47:08
for him and he left. 00:47:13
So we are recruiting for a night shift. 00:47:19
Also. 00:47:22
And that's for at the jail or? 00:47:23
It will be at the jail. 00:47:26
I had somebody on days that wanted to go to nights. 00:47:29
That wanted that position up there. 00:47:32
And my night shift custodian at the jail. 00:47:35
Would like to go today's. 00:47:40
So we have a little bit of reshuffling, so it will end up as a. 00:47:42
PM Custodian position in the jail facility. 00:47:47
OK. 00:47:51
So, so far we've got three applications. I have not set up interviews yet, but we'll be working on that tomorrow setting those up. 00:47:55
I have not attended any of the Clearview construction meetings as of yet, but I will be starting that. I will be off next Tuesday 00:48:07
when they have their next one, but after that the following week on the 19th. I. 00:48:13
Intend to start attending those as my schedule permits. 00:48:19
So I can keep up to date on what's going on with their construction project. 00:48:23
That's every week they have a media Tuesdays at like 8:00 in the morning. 00:48:28
OK. 00:48:33
Good, good. 00:48:36
We've been coordinating with the Master Gardeners, with the garden at the jail, that and also the CBRF. That's where our fresh 00:48:37
produce is. 00:48:42
Ending up. 00:48:47
Some of it anyway. We they can't use all of it that the Master Gardeners produce, but. 00:48:48
So what happens is on Thursdays? 00:48:52
When Barb does the mail run, she picks up. 00:48:55
Whatever the Master Gardeners have. 00:48:57
And contacts Mary Ogan off up there the manager of the CBRF and they. 00:48:59
Work on whatever she can use for. 00:49:05
Fresh vegetables for the week. 00:49:07
And Barb takes that up there, delivers it, and then the rest goes out in the cart that's out by the street for for. 00:49:09
The public to use, but she's very happy with the vegetables that they get up there. I think it's a good thing for you know a 00:49:16
volunteer group and then working with the. 00:49:21
The two different county entities to all work together to do something positive for the residents in the CBRF up there. 00:49:26
Good, Very good. 00:49:33
We got a lot of indoors out as well as outdoor projects that we want to complete this year. I know it's. 00:49:37
August time is kind of slipping away on us, but we're going to try to get as many of these things done. 00:49:42
Outdoors and things like that as we can before the end of the year, but we do have other indoor projects that we want to get to 00:49:48
also. 00:49:51
Some of the indoor ones that we did do took a little bit longer than expected and doing the three courtrooms with the lighting, 00:49:55
that took a while. 00:49:58
But we're just. 00:50:04
Moving on with. 00:50:05
Trying to do as much stuff in house as we can. 00:50:06
It's just a better way of doing things. 00:50:10
Find out about it. 00:50:12
So branch for you have the lighting done? Lighting is done. We did not replace the ceiling tiles in the gallery yet. They were not 00:50:14
quite as dirty as some of the other ones. We have them purchased but we just didn't put them in yet because we had some other. 00:50:20
Priorities, but. 00:50:26
All the courtrooms look great. 00:50:27
Just this week they went back to Branch 3. That was the first one that we did. 00:50:29
We did take a few fixtures. 00:50:34
Back out so it now matches the other courtrooms. 00:50:36
It's not quite as bright, It has a little bit better look to it. 00:50:39
And some of the ones that we took out we will actually use down in branch 5 when we get to that one. 00:50:43
And then I just need to apply for the Focus on Energy rebates for all the fixtures that we did buy. I got to fill out that 00:50:51
paperwork yet and get that sent in. 00:50:54
But I'm really happy with the way our courtrooms look. 00:50:58
Good work. 00:51:02
Our restroom cleaning on the Wild Goose Trail, that's going very well. 00:51:03
The Parks Department has told us they've had several compliments, that people have contacted them, how clean the restrooms are and 00:51:09
how they look. And I think that's just a. 00:51:12
A great thing for Dodge County for not only for us, but for our Parks Department also that people. 00:51:17
Like the clean restrooms when they're using the trail. 00:51:22
It's just a good thing. 00:51:25
The porta potties were pretty nasty. 00:51:26
Yeah, I bet you. 00:51:29
So yes, people are happy with the new restrooms that we have there. So that was a good investment, ARPA funds to use on our 00:51:35
journals. It's just a good look for the county that. 00:51:39
Got people from out of county using our bike trails and stuff that that. 00:51:44
Yeah, good. 00:51:47
Just a couple of thank you notes to share with the committee. 00:51:50
I did get. 00:51:54
Tanya had a need. She had like a countertop area. 00:51:55
And she's had money in a budget for a part-time person for a while, and she wants to get that person in there, so. 00:52:00
Our guys kind of redid that space for, she says. The physical facilities did a great job with the desk space. It looks amazing and 00:52:06
exactly what we were looking for. 00:52:11
All we had to work with was some leftover odds and ends, pieces of desk material, but our guys were able to put that all together 00:52:16
and kind of build the desk in this space that she wanted and. 00:52:21
She's happy with what she got. 00:52:26
Also got something from Scott Smith. 00:52:31
On the jail inspector that was recently there, kudos for keeping their facility clean and not covered in graffiti, he says. We 00:52:35
kind of take it for granted, but. 00:52:40
It's not what the inspector is used to seeing when he goes to other jails because most deals are covered in. 00:52:45
Graffiti and the the housing areas and railings and things like that and. 00:52:50
Ours does not look like other jails that he goes to. 00:52:54
So good. Good. 00:52:58
Good job. Last night I got is from Judge Fitzger. 00:53:00
It says just a note to thank all of your team for a fantastic job with the lights in the painting. We always crab when things are 00:53:04
not right and I figured I would let you know when things go great. 00:53:08
The courtroom looks insanely wonderful. Your team did a fantastic job. I could not be prouder of the way the court looks. 00:53:13
We are blessed to have such hard working people who actually care about the work that they do and this job shows it. Thank you to 00:53:20
you and your team. Brian Fitzger. 00:53:23
Very good, very good. That makes you feel good. 00:53:28
Yeah. 00:53:31
What did you say? Amazingly fantastic. 00:53:33
Insanely wonderful. Insanely wonderful. 00:53:36
That sounds like Brian Fitzgerald. 00:53:40
So yes, there. 00:53:45
Very pleased with this courtroom. We did it while he was on vacation. He came back in. 00:53:48
He said. Looks great. He's very happy with it. 00:53:52
Yeah, yeah. Thank you. Thank you to you guys for doing a good job. 00:53:56
I mean, we appreciate that too and we appreciate very much you. 00:54:01
Doing a lot of things in house to save the county. 00:54:06
Money. 00:54:09
When you can do it so. 00:54:10
Thank you. 00:54:12
You just have a little more control over things when you do it yourself. 00:54:13
Yeah, again, it does take away from our routine maintenance. I'm not going to say that it doesn't, but we. 00:54:17
Still try to fit all that in as best we can. 00:54:23
Good. 00:54:26
OK, that is all I have on building repairs and operations. 00:54:29
Thanks, John. 00:54:34
Future agenda items, we'll just leave it up to John again, he he knows what's going on in his department. So if you guys got any 00:54:36
you want to add to it just. 00:54:41
Let them know. 00:54:45
And then we'll put them on for next month's meeting. 00:54:46
Yes. 00:54:50
Quick quick show A video of the boiler inspector was at Henry Dodge. 00:54:51
Did take a video inside each of the steam boilers. 00:54:55
I don't know if we want to see this. You probably don't. 00:54:58
Probably not. 00:55:01
I gotta I gotta point something out on the screen anyway here, but I'll get it, OK? 00:55:04
Yes, I almost forgot about the. 00:55:09
Hey, yeah, you can leave them right off. 00:55:12
If you. 00:55:16
I'm trying to get this. I think there's a laser up here too. John, let me show you. 00:55:20
OK, that's what I want. 00:55:24
Yeah. 00:55:26
All right, I'll use the. 00:55:27
I feel like we made it as a county because we got a laser pointer. 00:55:29
Batteries. 00:55:35
There we go, Just have to turn it on. I get someone smart enough to use it. That's the. 00:55:37
That's the catch. 00:55:48
Today. 00:55:51
But you can see that we're missing a whole lot of the refractory now. 00:55:56
# around here. 00:56:00
That's all supposed to be mudded in. It's not supposed to look like that. You can see a big crack right there. 00:56:06
Another crack right there. 00:56:15
They're not in great shape on the big There's another crack right there. 00:56:17
So yes, that is boiler #1. 00:56:25
That all needs to get mudded in and fixed before they get closed up for the winter and turned back on. 00:56:29
Do they Weld them cracks up to or no just they leave them go like that? 00:56:36
Yes. 00:56:41
OK. 00:56:42
So and then this will be number boiler 3. We have boiler 1 and boiler 3 up there. 00:56:44
You can see that one's got some cracks there. 00:56:52
These chunks. 00:56:56
And you can see that. 00:56:58
Once he gets up to the top, you can just see how much of that is all missing that that's all got to get mudded back in. 00:57:00
Before that can be used for the winter. 00:57:06
You see that the the burners are not in in great shape in these. 00:57:11
Boilers here. 00:57:15
So are these used all the time? 00:57:26
Yes. 00:57:28
Both of them. 00:57:30
We only need one at a time. 00:57:31
But yes, they are both ready to go all winter long. 00:57:36
But we only need one to operate. 00:57:39
What about that that newer one that you guys put in that handles it to or not? 00:57:43
The newer ones are only for hot water for the CBRF. 00:57:48
OK so these would be your steam boilers that goes to feed your penthouse. 00:57:51
Air handlers and it is also. 00:57:56
Feeding a steam converter. 00:58:00
That would make hot water for other radiators and things like that in the building. 00:58:02
And the other ones just heat the water in the building. 00:58:09
Yes, the other ones are just before the CBRF. 00:58:13
Residential area. 00:58:16
OK, so. 00:58:18
For heating. 00:58:19
Yes, OK. 00:58:21
Yes, correct. 00:58:22
Those things not good. 00:58:25
Till such time as we were able to. 00:58:27
Do something with that building or we're gonna ask them. We're gonna give it a shot. Yeah, yeah. 00:58:29
But that's I'm going to be confident that we can keep them going. 00:58:35
OK, so. 00:58:39
No guarantees, but that's my goal. 00:58:40
There are things that the whole board should see the all 33 supervisors should see that. 00:58:43
You know how bad it is and. 00:58:49
You know how difficult to repair is that? 00:58:52
They, the boiler company will get in there and they'll, they'll mud that all back in and, and do that the cracks we're just going 00:58:58
to have to live with. 00:59:02
But. 00:59:06
The rest of it they will mud that all back in and and fix that. 00:59:07
Sure it's OK. 00:59:11
I don't know how long it's going to take them. 00:59:13
OK. Is that every year they got to do that? 00:59:15
Mudding on it? Or is this no? 00:59:18
No. 00:59:20
They did it a couple years ago I think I remember seeing that come through on an invoice. 00:59:24
What, 2-3 years ago? 00:59:30
Yeah. 00:59:32
Every bit of that job. 00:59:34
So it has been done before, but we will. 00:59:36
Get that done before they. 00:59:39
Closed up for the winners. 00:59:40
Sure, some kind of high temp. 00:59:42
Item special mortar that would understand that eat you. 00:59:44
Yes. 00:59:49
All right. 00:59:52
Then we need to determine our. 00:59:54
I've got one more. Oh yeah, it would be interesting in the shape these things are in. 00:59:57
Just to get a price on what a? 01:00:01
If you had to replace one of them boilers, what would be looking at? 01:00:04
We could do that. 01:00:08
You know it's a good idea. 01:00:09
It's a good idea, yeah. 01:00:12
He was there on their last legs, obviously. 01:00:14
Are you thinking direct direct replacement or replacing with what we would actually need? 01:00:18
Feed the spaces that we need to eat. 01:00:24
I would think that what you need to hate. That's right, That you need, yeah. 01:00:26
I don't know. I guess maybe should. I don't know we necessarily know. 01:00:30
I don't know what details the boiler itself would cost, but. 01:00:34
I do know that last winter we had several. 01:00:38
Steam pipes that also rotted out that were connected to that that we had to. 01:00:42
Repair also to repair. 01:00:46
As any of this. 01:00:50
Any of this? 01:00:51
Could it be attributed to the same concerns we had before with chlorine and other things? 01:00:53
I wouldn't say so, no, nothing like that. 01:00:58
Probably more. 01:01:01
Because it's so oversized. 01:01:03
Yes, that is what the boiler inspector is telling us, that a lot of it has to do with how detuned the boilers were because they 01:01:05
were made to run at a lot higher steam pressure. 01:01:09
And also to run full tilt and we're running them at. 01:01:14
18 to 20 lbs and they were made to run a lot higher than that and our load is not that great down there. 01:01:18
That they cycle on and off all the time. 01:01:24
Which is also hard on them. 01:01:27
Yes. 01:01:28
And they're very inefficient too. 01:01:30
Very inefficient. 01:01:33
So we will do what we can to keep them going. 01:01:35
OK. Anybody else got anything? 01:01:41
All right, then we need to determine our next meeting date and time. 01:01:45
Tumblr force, I believe. 01:01:49
The 4th. 01:01:51
OK, September 4th. 01:01:52
Everybody can make that. 01:01:55
At 4:00. 01:01:59
Steve, did Ed Summers say something that he wanted to have our next meeting at Clearview to show us the progress has talked to me 01:02:01
about that and. 01:02:04
You guys want to decide that now or do you want to wait a little bit just to see how things are progressing and how much there is 01:02:10
to see that's new? 01:02:14
Because I thought that would be here tonight to talk about that. 01:02:18
I know Ed has talked to me about that, that he would like you guys to have a meeting up there so you could actually see what's 01:02:22
going on. And I just don't know at this point how much is going to be done. Or I think everybody just keep track of, watch their 01:02:28
agendas and if you know, and I can send an e-mail out to you guys, they've made a lot of progress. There's a lot going on. 01:02:34
I can send you guys an e-mail and let you know. 01:02:41
That we would have that we would have it up in the gathering room up there. 01:02:45
And we would have our meeting and then we would go on a tour and take a look at the project and see how it's progressing. 01:02:48
All right. Otherwise, September 4th at 4:00 here. 01:02:54
Yeah, yeah. So location to be determined. Yep. 01:02:58
Here OK. 01:03:06
I'm sorry I missed this. You are welcome. 01:03:12
There's cringe at sticking money. Yeah, I'm good with that. Sure. Thank you. 01:03:14
Guys ready for a tour? Yes, we are. Yep. 01:03:21
Rate is going to be more than. 01:03:28
Yeah, that just sucks. Yeah. 01:03:29
What's happening? Maybe not, I don't know. Maybe there's good space heaters up there for them. I said, I said I I just cringe it 01:03:32
seen sticking money at Henry Dodge. 01:03:37
